House extension in Teddington under construction

We had the opportunity of meeting on site with both the contractor and the structural engineers to discuss important technical details related to our project involving a house extension in Teddington. This ambitious project will encompass a complete redesign of the interior spaces of the house, along with the addition of a ground floor rear extension. This extension will facilitate the formation of a spectacular and inviting open plan kitchen, living, and dining area that will enhance the overall functionality and aesthetic appeal of the home.

Wrap around extension in Teddington

We recently received the latest photos from one of our ongoing construction sites located in Teddington. The project is proceeding at a good pace and it is anticipated that the roof will be finalized very soon. The client appointed us in 2023 to design a new wrap-around extension to their four-bedroom semi-detached house in Teddington. The property previously featured a non-original rear conservatory, which was built in 1983, along with a utility room and study that emerged from the conversion of an existing garage. Unfortunately, both of these spaces were poorly constructed and inadequate to meet our clients’ evolving needs. Our proposals involved extending the rear of the property by 3 meters across its full width to create a spacious open-plan area that includes a new kitchen, dining area, and sitting area. Additionally, the wrap-around extension allowed for the formation of a new utility room and a water closet, as well as a study and separate area for coats toward the front of the house. We are looking forward to uploading more photos in the near future to showcase the progress and details of this exciting project.

New project in New Malden nearing completion

We are thrilled to announce that one of our recent projects in New Malden, a contemporary rear extension on a 4-bedroom detached house, is nearing completion. Having recently purchased the house, our client wanted a full refurbishment with a vision of creating a more habitable space with a focus on natural daylight. The current kitchen was to become a snug and the existing dining area was to be expanded towards an underutilized rear patio, facilitating the creation of a seating and living space.

This has now come to fruition, with a large glazed portion of the new extension framing views and beautiful exposed timber joists with an inset skylight providing increased daylighting. We have worked in close collaboration with the client, choosing tasteful and fitting products to suit the new space, such as light fittings and the large two-sided built-in fireplace in the centre of the plan, creating a feature of a structural wall. A previously small and only functional kitchen and dining room has become a perfect living space suited for the young family.

Our recent site visit to a project in Hampton

We recently had the opportunity to visit one of our most recent projects, a stunning glass extension in Hampton. Our client first approached us back in 2022 with the vision of replacing their dated conservatory with a modern rear extension filled with expansive glass panels. The primary goal was to relocate their kitchen area to overlook the rear garden. While planning the new layout to have an open-plan design, the client expressed a strong desire to preserve some of the charming 1920s architectural elements of the house, opting to keep the original wall separating the kitchen from the dining area. Despite the numerous advantages of a fully glazed extension, such as increased natural light and connection to the outdoors, it posed challenges in terms of thermal efficiency and compliance with building regulations. Typically, glass extensions are classified as conservatories, requiring a clear separation between the glazed space and the rest of the house. For this project, we worked closely with the glazing supplier and approved inspector to navigate these challenges successfully, resulting in a harmonious blend of a glass extension and an open-plan layout. Additionally, the project scope encompassed converting an existing garage into a multi-purpose room with a specially designed disabled lift, further enhancing the functionality and accessibility of the home.

New decking for a detached house in Thames Ditton, Surrey

We recently visited one of our latest project under construction in Thames Ditton which will also include a new decking area. This impressive outdoor living space is designed with style and clever engineering. Situated in the beautiful surroundings of Thames Ditton, the new deck will seamlessly blend with the peaceful environment. Our goal is for the homeowners to enjoy their own private outdoor space to relax and connect with nature.
This decking is made from high-quality sustainable materials and includes technologies for long-lasting durability. It is designed to last a long time and offers a perfect combination of style and strength.
Boasting a colour palette inspired by nature's own hues, the deck will merge into the architectural style of the house, adding a touch of timeless charm to the outdoor living space.
The deck will feature cosy spots for reading and relaxing, as well as spacious areas for hosting loved ones.

We are excited for the deck to be completed soon, which will enhance the main house extension. Everyone involved in this project is looking forward to it. We will be sharing many photos of this beautiful and functional renovation.

Site visit to our latest project in Thames Ditton, Surrey

We visited a project for a house extension in Thames Ditton on November 9th, 2023. It was an exciting visit as we monitored the progress of the construction, witnessing the extension taking shape before our eyes. The addition promises to offer not only valuable extra space but also breath taking views, truly enhancing the overall appeal of the house. However, amidst this progress, we encountered an unexpected challenge stemming from the soft clay soil on which the original house was built. Recognizing the need to ensure the structural integrity of the extension, we coordinated with the structural engineer and the contractor to conduct comprehensive soil testing. With these measurements the structural engineer was able to confirm that the soft clay soil would indeed withstand the demands imposed by the structure. Subsequently, with the approved design in hand, the contractor confidently resumed their work.

In the dynamic realm of architectural design and construction, collaboration stands as a linchpin for success. Particularly during the initial phases of a project, the partnership between the architect, structural engineer, and contractor emerges as a vital catalyst for seamless execution and enduring quality.
At the heart of this triumvirate lies an amalgamation of expertise, skills, and perspectives. The architect, with their visionary creativity and holistic approach, sets the design intent and shapes the project's aesthetic and functional aspects. Meanwhile, the structural engineer brings their technical prowess and analytical mind to ensure the structural integrity and safety of the proposed design. Rounding off the trio, the contractor harnesses practical knowledge and on-site proficiency to translate the design into tangible reality.

We will continue to give updates on this exciting project in the upcoming weeks.

Project for a Jiu Jitsu School in Twickenham under construction

We visited one of our new projects for a martial arts school in Twickenham.

The project involved the conversion of a show office for the Twickenham Gateway Development into a gym facility to be used as a Brazilian Jiu Jitsu school which will be ideally located close to the Twickenham train station.

Square One Architects was appointed in early 2023 and our scope involved working on the RIBA design stages 0 to 4.

Our set of drawings included general arrangement plans, electrical layouts and a detailed specification package which were instrumental for getting all the necessary approvals, a detailed quote from various contractors and formed a clear base for the subsequent construction.

The project was particularly challenging due to the presence of both a Landlord and a Lease Holder who requested a detailed application in order to grant permission for the necessary works to convert the old office into a new gym. In this instance we played a very important role in getting all the approvals needed (in particular landlord and building control approval) in order to start construction as quickly as possible.

Inevitably a project of this kind has a degree of complexity when it comes to mechanical and electrical systems. Our proposals were fully coordinated with the M&E consultant p3r Engineers.

The new gym will include a large matted area and also facilities like welcome desk, bathrooms, changing rooms and storage facilities.

The school will form part of the world renowned Gracie Barra franchise. The proposals for the interiors where determined by the precise requirements included in the franchise guidelines.

Brazilian jujitsu is a self defence and combat sport martial art which has been growing very fast in the UK and all around the world.  We are very proud to have been able to be part of this very exciting project along with the clients and the rest of the design team.

The dojo will be officially opened in October 2023 and we can't wait to see the final work completed!

Large rear extension in Thames Ditton, Surrey

The works for the project of a large rear extension in Thames Ditton are currently in progress, and the contractor has made significant strides. The next step involves setting out the new walls, which will serve as a crucial aspect of the extension.

Initially, the property already featured a conservatory at the rear, although it was in dire need of repair. Consequently, the client opted to replace the conservatory with a new and expanded ground floor rear extension, resulting in a wider footprint that would accommodate an exquisite new sitting area.

The proposed plans also include a spacious utility room, as well as an open-plan kitchen, dining, and living area, designed to foster a sense of togetherness and maximize functionality. In addition, a dedicated space for a new playroom will be incorporated into the side of the property, ensuring ample space for recreational activities.

The meticulous coordination of our work with the kitchen designers' proposals has been of paramount importance, guaranteeing a seamless integration of the kitchen into the overall design. Notably, the kitchen will feature a generous pantry area, a well-placed kitchen island, and an L-shaped layout with the sink positioned in alignment with the new window and skylight.

As of now, the project is underway, and its completion is expected by the end of 2023, promising a remarkable transformation of the property that will fulfil the client's vision.

Large home extension in hampton hill

We recently had the opportunity to visit one of our ongoing projects, which involves the expansion of a large, detached house located in Hampton Hill.

Initially, the property had a poorly constructed ground floor rear extension, along with a small dormer on the roof.

To enhance the existing layout of the house, our project included internal alterations as well as a new larger extension. This extension was specifically designed to create a harmonious open-plan kitchen, living, and dining area.

Furthermore, our plans incorporated the addition of a garden office, which could be utilized as a versatile space for activities such as a gym, study, or music room.

To maximize the available space, the existing garage of the property was transformed into an extension of the front room.

Moving on to the first floor, we designed a brand-new floorplan that resulted in the creation of 3 additional bedrooms, each equipped with its own en-suite bathroom.

At roof level, we devised a hip-to-gable conversion, complete with a rear dormer. This alteration gave rise to a splendid master bedroom, accompanied by a luxurious en-suite and walk-in wardrobe.

To ensure the property's overall thermal efficiency, we employed the use of external insulation. This approach not only enhances the energy efficiency of the house but also contributes to its sustainability.

Our visit to the construction site showcased the remarkable progress made on this project. The original structure of the property was preserved while incorporating various improvements and additions, all aimed at enhancing the functionality and aesthetic appeal of the house.

New local project in Hampton

One of our projects, which is just located around the corner from our office, has recently commenced on site. This project entails a loft extension as well as modifications to an existing ground floor rear extension.

Initially, the property featured an uninsulated loft extension, along with a ground floor rear extension that was constructed poorly. These extensions were found to be lacking in functionality and, as a result, the client sought the expertise of Square One Architects to enhance the overall layout of the property.

With regards to the ground floor, we made the decision to relocate the existing WC beneath the staircase. This strategic move enabled us to open the ground floor area, thereby creating a brand-new kitchen/diner space.

In addition, we introduced new rooflights and replaced the existing French doors with sleek, Crittal style doors.

Moving on to the loft level, we designed and implemented a new extension that corresponded with the existing outrigger, thereby enabling us to elevate the ceiling height of the first-floor bathroom. This newly created space is set to serve as an en-suite for the loft bedroom.

Recognizing the inadequacies of the previous loft en-suite, it was converted into a stylish dressing area.

To enhance overall comfort for the occupants and improve the thermal performance of the house, our project allowed for full insulation of the loft area.

Rear and side return extension in Hampton

We visited a construction site near our office to check on the progress of one of our projects. The project involves extending the ground floor of a four-bedroom terraced house in Hampton. Our aim is to create additional high-quality living space by adding a side return and rear extension. This will include a new kitchen, utility room, and dining area.

The new layout will feature an open-plan design, with a spacious kitchen and island on one side and a dining table on the other side. To ensure ample natural light reaches even the darkest corners, we designed large skylights in strategic locations. Additionally, the extension includes an large oriel window to the rear, which not only enhances the aesthetics but also serves as seating with great views of the rear garden.

In addition to the aforementioned features, there will also be a dedicated utility area on the ground floor.

Our work was fully coordinated with other consultants including structural engineer and building control. The party wall process was particularly simple given the fact that the neighbours are about to carry out a similar extension to their property.

We are delighted with the progress made by the contractor, and we anticipate the completion of the construction work in the near future.

Site visit in Surbiton

We had the opportunity to visit one of our ongoing projects in Surbiton, which involves constructing a rear and side extension to a beautiful period detached house. This particular property, boasting 5 bedrooms, is an exquisite example of Victorian architecture and was worthy of receiving the local listing of Townscape Merit.

Before our intervention, the house had various disjointed extensions at the rear, including a kitchen extension, a conservatory, a utility area, and a guest WC. As a result of these additions, the layout of the ground floor felt rather incoherent, lacking a cohesive flow.

To rectify this, Square One Architects was brought on board to design a side return extension that would not only open up the plan but also create a more spacious kitchen and dining area. Our client expressed a desire for an airy and light-filled space, and thus, our proposals focused on maximizing natural daylight while ensuring appropriate insulation.

In addition to the expanded kitchen and dining area, our plans included a new utility space, a pantry, and a guest WC, which would enhance the functionality and convenience of the house. As part of the overall redesign, we also decided to remove the existing chimney breast located in the old dining area. This alteration significantly improved the layout of the ground floor.

To improve the connection between the internal and external spaces, we meticulously designed a flush transition, eliminating any steps between the existing paved area at the rear of the house and its garden. This seamless integration would enhance the accessibility and flow between indoor and outdoor living.

At present, the project is progressing exceptionally well, thanks to the expertise and dedication of the contractor. We are truly excited to witness the evolution of this remarkable transformation. Although the glazing has not been delivered yet, the outline of the glass roof on the side and the presence of large patio doors at the rear provide a glimpse of the extraordinary final outcome that awaits.

Extension in East Molesey, Surrey

Today, we had the opportunity to visit an incredibly promising project that is currently under construction. The original 5-bedroom detached house featured a ground floor extension which was constructed approximately 20 years ago and a garage that unfortunately did not align with the specific requirements of our clients.

As part of this project, we planned to rebuild the existing garage and rear extension, with the goal of creating a brand-new side and rear extension complete with side access. The proposed side extension will encompass a generously sized utility room that will face the main road, along with a new pantry and garden storage area that will overlook the rear of the property. The utility room at the front will be connected to an existing guest WC, which will undergo a transformation into a luxurious wet room.

The expansive rear extension will not only be wider, but it will also utilize an underutilized side patio. This large extension will be comprised of a grand kitchen, dining, and living area, accompanied by a cozy snug and a convenient pantry. The new open plan layout will allow for a seamless flow between the modern kitchen and the spacious dining area, creating an inviting social space.

We are thrilled to unveil our largest skylight design to date. This remarkable skylight, spanning over a staggering 5 meters, promises to flood the entire space with an abundance of natural light.

To enhance the connection between the interior and the exterior, we have thoughtfully designed a covered porch at the rear of the property.

The contractor has made exceptional progress thus far. Stay tuned for forthcoming images that will document the remarkable transformation in vivid detail!

Site visit in Kingston

Today we had the opportunity to visit one of our construction sites in Kingston, where we are working on an exciting project for a full extension to a large detached house. The progress is quite impressive, and we can't wait to see the project completed after Christmas. We will make sure to provide more images to keep you updated on the transformation!

This project started back in 2019 with the extension of a 4-bed detached house in Kingston. Initially, the property was extended at ground floor level to the back and side in 2012. This was preceded by a first-floor extension on the side in 1969. However, the client had plans for further expansion and received planning approval for a loft extension in 2015. Unfortunately, upon reviewing the room's size, they decided it wouldn't meet their needs, and construction was put on hold.

One of the main concerns expressed by the client was the lack of natural light, making it a top priority to improve the daylight intake in the house. In line with their requirements, our proposals focused on a number of key areas. Firstly, we planned to square off the rear extension at ground floor level, creating a new office that would benefit from a large skylight and window. Additionally, we designed a first-floor extension in this area, providing extra space for one of the bedrooms.

On the opposite side of the property, we designed a first-floor side extension with dual purposes: to provide valuable space for a home office at first-floor level and to increase the overall footprint of the house for a subsequent loft extension. The front of the house was also extended, resulting in a double-height space featuring generous glass surfaces that bring in natural light and create a visually striking entrance.

To accommodate the loft extension, we completely redesigned the roof. The new roof not only has a larger footprint but also stands higher than the existing one. This new volume, combined with a large rear dormer, allowed us to create a spacious master bedroom with breathtaking views of Richmond Park. This bedroom also boasts a generous en-suite bathroom and a walk-in wardrobe, providing the ultimate sanctuary for the homeowners.

We are proud of the progress that has been made on this project and are confident that the end result will be a stunningly transformed home, filled with natural light and offering an abundance of space. Stay tuned for more updates and visuals as we continue to bring this vision to life.

House boat updates

In 2020, Square One Architects worked on a special project involving a house boat on the river Thames. The client wanted a floating space that could serve multiple purposes for their house on a small island. It was important to the client that the view from their deck remained unobstructed, so we studied the river's level and tides to design a structure that would not block the view.

The following updates provide a comprehensive account of the construction process, capturing every significant milestone beginning from the early days in the boat yard all the way through to the momentous occasion of the structure's long-awaited completion in the latter part of 2021.

Update No.1 (01/07/2021)

We are thrilled to share the exciting progress we have made on one of our current projects! House in Kingston under construction

We were thrilled to visit our project for a large extension and renovation of a detached house in Kingston and were delighted to see the progress being made. The construction works are moving at an impressive pace, and we anticipate the scaffolding being erected soon to commence the expansive loft extension. We will provide you with further updates in due course!

When we first arrived at the site during the early stages of the project, we were impressed by the scale of the plot on which the original detached house sat. In the 90s, an extension was added to the side of the house to create a utility area. However, upon closer inspection, it became evident that the built quality of this side extension left much to be desired, particularly in the case of its flat roof.

Taking into consideration the clients' feedback during our initial meetings, we carefully devised a design that prioritized their desire for a more spacious and open kitchen/dining/living area. To achieve this, we embarked on a thoughtfully planned extension at the rear and side of the property, ensuring that the front reception room and hallway were preserved in their original form. Additionally, we incorporated a utility area/boot room and a cozy study on the ground floor for added functionality.

Moving up to the first floor, we designed a side extension to accommodate a stunning new en-suite bathroom. And we went even further by undertaking a generous loft extension on the second floor, creating a luxurious new bedroom complete with an en-suite bathroom.

In addition to the transformations happening within the main house, we also provided a design to revamp the large garage into a vibrant playroom, complete with its very own convenience—a WC. The aim was to provide a space dedicated to amusement and entertainment for the whole family.

As we await the completion of this exceptional project, we are continuously amazed by the progress and the positive impact it will bring to our clients' lives. Stay tuned for further updates on this exciting project!

House in Teddington construction update

Our project for a ground floor redevelopment and rear extension to a 1960’s house in Teddington is progressing smoothly. Thanks to some well-placed alterations to the internal partitions and a thoughtfully designed rear extension, the space now exudes an incredible sense of vastness compared to its previous layout. The transformation is truly remarkable.

The journey with this client began in 2020 when they approached Square One Architects with a vision to extend the ground floor of their 4-bed terraced house in Teddington. Having been built in 1964, the property held a special charm that the client wished to preserve and enhance. We made sure to take this into account as our design unfolded.

One of the key elements of the project involved eliminating the non-original conservatory, constructed in the 1980’s, and replacing it with a solid extension that seamlessly integrated with the rest of the house. This new addition serves as a glorious sunroom, radiating warmth and providing a serene retreat for the homeowners. Moreover, the removal of internal walls and partitions allowed us to create an open plan kitchen/dining area, further enhancing the sense of spaciousness and flow.

In the pursuit of maximizing natural light, a keen desire of our client, our design embraced the abundant use of large, glazed surfaces and a generously proportioned skylight.

As the project continues to unfold, we will provide further updates on the progress made and the exciting new features that will soon grace this transformed home. Stay tuned for more!

Construction of an extension to a house in Raynes Park has started

The construction of our project for a ground floor rear and loft extension in Raynes Park has started. The project includes some significant internal alterations to an existing semi-detached house. More images to follow.

raynes-park-extension-external.jpg

This project for a three-bedroom semi-detached house in in Raynes Park comprised a ground floor rear extension and the loft extension plus number of internal alterations.

The clients first approached Square One Architects in 2018. The initial brief was for a rear extension that would include the larger open plan kitchen and dining area and a new, more private living space. The client’s wish list also included a small private study and a ground floor guest WC. The client also requested a new utility space at ground floor level with a washing machine and a sink.

At second floor level the client wanted to make use of their loft space by extending to the rear to form a new master bedroom and en-suite bathroom.

Square One architects was involved with the project from the very beginning. We helped the client designing the perfect space to match their needs and obtaining planning and building control approval. This project was the perfect example of how a strong and positive professional relationship between client and architect can help producing great design.

As usual we carried out a detailed analysis in terms of daylight intake and prepared precise artificial lighting layouts. The study area was placed towards the rear of the extension, with the option of making it part of the open plan or closing it with a sliding door. The same approach was used to the front reception room where a set of large sliding doors provides the options to keeping the spaces opened or more private.

As usual Square One Architects’ drawings also formed part of the contract and this allowed the contractor to provide a detailed quote.

Construction started in late 2019 and is now well underway. The final project pictures will follow shortly.

Rear extension in Hampton under construction

We recently visited the construction site of our project for a rear extension to a large detached house in Hampton and we were impressed by the quality of the open space and the amount of daylight received internally. The project is well underway, and we will shortly share the final pictures.

extension-hampton-under-construction.jpg

We recently went on site to see the progress for this large rear extension to a 1930s detached house in Hampton.

The existing house featured a non-original conservatory to the rear that did not address the client’s requirements. Our initial brief included the construction of a six meters rear extension that would include the kitchen, dining and sitting area. The project would also include a utility room a coat storage and a small guest WC.

The client had several other requirements, in particular the kitchen needed to have its own character and the overall architecture of the extension would have to reflect any changes in the internal layout. Another requirement was for a flush threshold between the inside and the outside in order to have a seamless transition between the new indoor space and the rear garden.

In order to provide a specific character to the kitchen it was agreed with the client to split the rear extension into two sections with the first one characterized by flat roof and the second one, above the kitchen, characterized by a pitched roof. This created an interesting rear elevation that reflected the changes in the internal layout as per our client’s request.

The project obtained planning approval in early 2019 and after that we worked with the client in order to achieve a fully detailed tender package that would be priced by several contractors. The winning contractor started works in late 2019 and the project is now almost completed.

Our site and confirmed that the strategy of having two separate roof construction types created an impressive space that feel bright and spacious, with its own strong character and with incredible views on the beautiful rear garden of the property.
