Project for a Jiu Jitsu School in Twickenham under construction

We visited one of our new projects for a martial arts school in Twickenham.

The project involved the conversion of a show office for the Twickenham Gateway Development into a gym facility to be used as a Brazilian Jiu Jitsu school which will be ideally located close to the Twickenham train station.

Square One Architects was appointed in early 2023 and our scope involved working on the RIBA design stages 0 to 4.

Our set of drawings included general arrangement plans, electrical layouts and a detailed specification package which were instrumental for getting all the necessary approvals, a detailed quote from various contractors and formed a clear base for the subsequent construction.

The project was particularly challenging due to the presence of both a Landlord and a Lease Holder who requested a detailed application in order to grant permission for the necessary works to convert the old office into a new gym. In this instance we played a very important role in getting all the approvals needed (in particular landlord and building control approval) in order to start construction as quickly as possible.

Inevitably a project of this kind has a degree of complexity when it comes to mechanical and electrical systems. Our proposals were fully coordinated with the M&E consultant p3r Engineers.

The new gym will include a large matted area and also facilities like welcome desk, bathrooms, changing rooms and storage facilities.

The school will form part of the world renowned Gracie Barra franchise. The proposals for the interiors where determined by the precise requirements included in the franchise guidelines.

Brazilian jujitsu is a self defence and combat sport martial art which has been growing very fast in the UK and all around the world.  We are very proud to have been able to be part of this very exciting project along with the clients and the rest of the design team.

The dojo will be officially opened in October 2023 and we can't wait to see the final work completed!

House extension in Twickenham

This was a very interesting project that we carried out between 2018 and 2019 for a family of three with a small child. The project was in Twickenham and it included a first-floor extension and internal alterations to a peculiar Edwardian house dating from the 18th century.

The existing house included some interesting features; however, it had also been altered and extended in several moments in time and its overall feeling was not very cohesive from a design perspective.

The client had two requests: the first one was to add a bedroom and the second one was for a design that would create a sense of cohesion throughout the property.

The house was located just outside the Twickenham Green Conservation Area and this was quite a lucky coincidence, because obviously being within a conservation area means that you must take on board the conservation officers’ opinion.

From a planning perspective the project presented its own difficulties. With the client we agreed to submit a design for a first-floor extension to the rear. This type of extensions is always quite challenging planning-wise because of the potential to block other properties’ windows and to give a sense of enclosure to the neighbors, especially in a terraced house type of scenario.

The other challenge was the presence of a property nearby that was owned by a developer who had submitted a planning application proposing several alterations that would have an impact on our clients’ property, once implemented. In other words, everything we proposed had to consider the ongoing development next door.

At the very beginning of the project we considered several options. The first one was a very simple loft extension and the second one was a first-floor rear extension. We analysed all these options with the client and ultimately the decision ended up being made on both a design and a financial basis. The first-floor extension proved to be more efficient from both a spatial and especially a financial point of view. It also allowed to level up the ceiling of the property creating a more cohesive internal look.

The result is a project that that optimized the existing layout of the house, added a much needed extra bedroom, eliminated all internal steps and created consistent ceiling levels throughout the whole property.

Loft extension in Twickenham

We are currently working on an interesting project for a rather unusual loft extension. Instead of using their roof as a bedroom, the clients want to form a new sitting area with a set of large doors at the back and skylights for star gazing

The project for this loft extension to a 1930’s semi-detached house in Twickenham started in March 2019.

The clients’ brief was rather unusual in the sense that they wanted to use the second floor of their extended property as a living space for their family rather than as a bedroom as it is often the case in these types of projects.

The client also requested a large skylight and doors facing the rear of the house for stargazing with their telescope.

Following an initial discussion and consultation, the client chose an option that involved converting a small bedroom at first floor level into a full height study area that also serves as a hallway for the new stair connecting first and second floor. This is a solution that we have used in other projects. The main advantage of this option is that only one door at first floor level is required, leaving the first-floor study/hallway and the second floor completely free from any partition.

At the top of this full height space it was decided to install two large skylights facing the front of the property. The orientation of the house, with its front facing the north, will allow to gain much daylight without any major risk of overheating.

The loft extension is facing south and in this part of the house it was agreed to install external doors with a juliet balcony and a large openable flat roof skylight.

Planning approval was obtained in early 2020 and we are now working on the Detail Design for this interesting and unique project.

We started this project back in 2016 when the client approached us with an idea to extend their 2-bed semi-detached terrace in Twickenham. The clients already had planning approval for a single-storey rear extension, but they were not satisfied with the design approach of their previous consultant. Thus, they came to us seeking our creative input to maximize the potential of their available space.
One of their main concerns was to reconfigure the internal layout of the entire ground floor to create a more seamless and functional flow for their family. They wanted ideas and suggestions on how to improve the utilization of each area. Considering their requirements, our team produced a comprehensive feasibility study showcasing several design options.
With the feasibility study in hand, we engaged in discussions with the clients and presented our findings. They were pleased with the options we provided and expressed their willingness to submit an amendment to the previous planning drawings. This was an important step towards realizing their vision and enabled us to proceed with the subsequent design phases.

Rear extension in Twickenham almost completed

We have recently visited one of our projects in Twickenham which includes a rear brick extension to a 1930 house. The extension allowed to have a new bright and spacious Living/Kitchen/Dining open space. More pictures to follow soon!

The client, a family of four with two small children, approached for this project in 2016.

The original property was a typical 1930’s semi-detached house in Twickenham featuring a non-original extension and conservatory at the back. The extension was used as a utility room.
We always stress the importance of making good use of the rear of the property since this is the prime space of the house in terms of views to the rear garden, access to daylight and privacy. Using the rear of the property for a utility room (or in some cases a bathroom) is a missed opportunity to do something special, because a utility area doesn’t need necessarily a window.

The clients’ wish was to create an open plan area at the rear of the property by extending approximately 2.5 meters and replacing the existing conservatory and utility room that where in need of repair and where under used anyway.

The existing kitchen was moved to the new open plan area and part of the existing kitchen was then used as a utility space.

Daylight was ranking high in the clients’ wishes and we carried out our usual detailed analysis in order to foresee the exact amount of natural light intake throughout the year.

The project also featured a large window in correspondence of the kitchen sink, a set of large bi-folding doors and two skylights centered respectively with the window and the doors.

We obtained planning approval for this project in early 2017 and subsequently we sent the drawings to several contractors and requested quotes back.

Shortly after obtaining planning approval we also obtained building control approval and we issued a full set of drawings for construction purposes in May 2017.

This was an example of a project designed in a relatively short amount of time, but with great attention to details. The extension checked all the boxes in the clients’ brief, was delivered within their budget and the agreed time frame and the end result exceeded their expectations.

We recently visited the site to assess the current status of the ongoing refurbishment project for a coach house in Twickenham. During our visit, one aspect that immediately caught our attention was the remarkable amount of natural light flooding the interior space, courtesy of the four brand new skylights by Velux. The infusion of daylight not only enhances the aesthetics but also creates a warm and inviting ambiance inside. The project will be developed on two levels of the existing mews house, resulting in a thoughtfully designed space that maximizes functionality and aesthetics. The ground floor will showcase a cosy bedroom and a well-appointed bathroom, ensuring privacy and comfort in a tranquil setting. Moving up to the top floor, the layout will be carefully crafted to accommodate a modern kitchen and a spacious living area. This strategic decision was made after an extensive concept design phase, during which we presented different options to our client. By exploring various alternatives, we were able to determine that dedicating the top floors to the living spaces would offer unparalleled access to abundant natural light and beautiful views. Such a deliberate arrangement will create an inviting atmosphere and foster a seamless connection between the indoors and outdoors, enabling the future users to truly embrace the beauty of their surroundings.

The project is currently under construction and making good progress. There is a lot of activity happening, showing that our vision is coming to life. The contractor is working hard to finish the electrical and plumbing tasks, and we look forward to seeing the project completed on time.

Rear extension in Twickenham

The rendering above shows our initial proposal for our 2016 project of a rear extension to a terraced house in Twickenham. The property in question was semi-detached and featured a non-original, very narrow and poor-quality built rear extension that used to house the kitchen and did not take advantage of the full width of the plot.

The client’s wish was to form a new open plan kitchen and living area opening towards the rear garden with the kitchen in the middle of the extended house.

The position of the kitchen in relation to rear extension is an important element and it comes down to individual preference. In some cases extensions are wide enough to house both kitchen and dining or living area to the rear like in the case of our house extension in Teddington and many other examples on our project page, however in some cases the existing house is just too narrow and just one between kitchen and dining area can be housed a the rear.

Some families tend to use the kitchen as a very social space, in which case it may make sense to place it towards the rear with the best views of the garden, access to daylight and connection with the patio.

Some others see the kitchen as a less social space and prefer to place a dining area or living space at the rear. This is something worth thinking long and hard before taking a final decision.

In this case the client decided to place the kitchen in the central section of the property. In this configuration it is very important to design the kitchen as a feature and keep it very tidy since you will always move across the kitchen to go from the front of the house to the rear. This is one of the reasons why the client asked us to design the kitchen from scratch in order to ensure that the design quality was consistent throughout the whole ground floor of the property.

We have to give credit to the clients for their commitment to good design. We enjoyed the overall design process and were very pleased with the final result..

Twickenham mews project starts on site

We are happy to announce that the refurbishment and conversion project of a lovely mews house in Twickenham has begun! The contractor has already started working on the new roof structure. This specially designed structure will not only make the property look more modern and stylish, but will also provide functional benefits. It will feature four beautiful skylights, strategically placed to bring in plenty of natural light to the first floor living area. We look forward to sharing more updates as we continue to transform this building.

The conversion of this existing coach house to a one bedroom house will involve two levels, allowing for an efficient use of space. On the ground floor, there will be a cosy bedroom and a modern bathroom, ensuring the utmost comfort for its residents. To optimize the ceiling height and create an open and airy atmosphere, the existing floor level will be lowered. Furthermore, we have taken into account the importance of safety and compliance, as the previous steep stair did not meet Building Regulations. In our innovative redesign, we have carefully relocated and expertly designed a new stair that seamlessly connects the ground and first floor, promoting both functionality and aesthetic appeal.
In preserving the character of the space, the existing fireplace and chimney breast will be meticulously maintained and refurbished, adding a touch of warmth and charm to the living area. Speaking of the living area, it will be strategically situated on the first floor to take full advantage of the picturesque views that surround the coach house. Moreover, the incorporation of four new skylights ensures an abundance of natural daylight throughout the day, enhancing the overall ambiance and creating a serene and inviting living environment for its occupants. With these thoughtful enhancements, this renovated coach house will effortlessly provide an intimate and modern living experience within a compact yet intelligently designed space.

We are pleased to share the first image of our latest project - the conversion of a coach house in Twickenham. The client initially approached Square One Architects back in 2015 with the exciting project of converting an existing coach house into a one-bedroom house. The plan was to divide the space into two levels, with the ground floor dedicated to a kitchen, living area, and bathroom. However, upon closer inspection, it became clear that the existing staircases were too steep and did not meet Building Regulations. This realisation led to a necessary redesign of the stairs and sparked a more in-depth discussion about the overall layout of the house.
As the design phases progressed, it became evident that placing the living area on the first floor would result in a more efficient use of space. With this new configuration in mind, the ground floor was transformed into a cozy bedroom, while the living areas were resituated on the first floor. This clever adjustment allowed for an abundance of natural light to flood the living spaces, thanks to the addition of skylights and the vaulted ceiling provided an airy and open atmosphere.
In addition to the extensive redesign plans, it was discovered that the existing roof was in an alarming state of disrepair, necessitating a full-scale reconstruction. During construction, an existing fireplace and chimney were untouched and restored. This preservation not only breathed new life into the design, but also infused the space with a touch of character and charm, creating an ambiance that is truly captivating.

New project in Twickenham

Square One Architects have been appointed for the project of a conversion a small coach house to a residential home in the town center of Twickenham.

Our client, a small developer, looked for several firms of residential architects in Twickenham and chose Square One architects to carry out the project for this conversion.

The overall brief is simple; the client is looking to convert an existing coach house to a one-bedroom house organised on two levels.

The initial idea was to dedicate the ground floor level to kitchen and living space including a bathroom. In this configuration the first floor of the property would then be used as a bedroom with a Juliet balcony opening towards the small alleyway.

After an initial discussion, it was been decided to move the living area to the first floor due to the availability of natural daylight and better views.

The one double bedroom of the house will be located at ground floor level with direct access to a bathroom that partly used the space under the stairs.

Square One Architects’ design and careful lighting consideration will help to make the most out of a very limited amount of space!
