Extension in East Molesey, Surrey

Today, we had the opportunity to visit an incredibly promising project that is currently under construction. The original 5-bedroom detached house featured a ground floor extension which was constructed approximately 20 years ago and a garage that unfortunately did not align with the specific requirements of our clients.

As part of this project, we planned to rebuild the existing garage and rear extension, with the goal of creating a brand-new side and rear extension complete with side access. The proposed side extension will encompass a generously sized utility room that will face the main road, along with a new pantry and garden storage area that will overlook the rear of the property. The utility room at the front will be connected to an existing guest WC, which will undergo a transformation into a luxurious wet room.

The expansive rear extension will not only be wider, but it will also utilize an underutilized side patio. This large extension will be comprised of a grand kitchen, dining, and living area, accompanied by a cozy snug and a convenient pantry. The new open plan layout will allow for a seamless flow between the modern kitchen and the spacious dining area, creating an inviting social space.

We are thrilled to unveil our largest skylight design to date. This remarkable skylight, spanning over a staggering 5 meters, promises to flood the entire space with an abundance of natural light.

To enhance the connection between the interior and the exterior, we have thoughtfully designed a covered porch at the rear of the property.

The contractor has made exceptional progress thus far. Stay tuned for forthcoming images that will document the remarkable transformation in vivid detail!

Site visit in Kingston

Today we had the opportunity to visit one of our construction sites in Kingston, where we are working on an exciting project for a full extension to a large detached house. The progress is quite impressive, and we can't wait to see the project completed after Christmas. We will make sure to provide more images to keep you updated on the transformation!

This project started back in 2019 with the extension of a 4-bed detached house in Kingston. Initially, the property was extended at ground floor level to the back and side in 2012. This was preceded by a first-floor extension on the side in 1969. However, the client had plans for further expansion and received planning approval for a loft extension in 2015. Unfortunately, upon reviewing the room's size, they decided it wouldn't meet their needs, and construction was put on hold.

One of the main concerns expressed by the client was the lack of natural light, making it a top priority to improve the daylight intake in the house. In line with their requirements, our proposals focused on a number of key areas. Firstly, we planned to square off the rear extension at ground floor level, creating a new office that would benefit from a large skylight and window. Additionally, we designed a first-floor extension in this area, providing extra space for one of the bedrooms.

On the opposite side of the property, we designed a first-floor side extension with dual purposes: to provide valuable space for a home office at first-floor level and to increase the overall footprint of the house for a subsequent loft extension. The front of the house was also extended, resulting in a double-height space featuring generous glass surfaces that bring in natural light and create a visually striking entrance.

To accommodate the loft extension, we completely redesigned the roof. The new roof not only has a larger footprint but also stands higher than the existing one. This new volume, combined with a large rear dormer, allowed us to create a spacious master bedroom with breathtaking views of Richmond Park. This bedroom also boasts a generous en-suite bathroom and a walk-in wardrobe, providing the ultimate sanctuary for the homeowners.

We are proud of the progress that has been made on this project and are confident that the end result will be a stunningly transformed home, filled with natural light and offering an abundance of space. Stay tuned for more updates and visuals as we continue to bring this vision to life.

House boat updates

In 2020, Square One Architects worked on a special project involving a house boat on the river Thames. The client wanted a floating space that could serve multiple purposes for their house on a small island. It was important to the client that the view from their deck remained unobstructed, so we studied the river's level and tides to design a structure that would not block the view.

The following updates provide a comprehensive account of the construction process, capturing every significant milestone beginning from the early days in the boat yard all the way through to the momentous occasion of the structure's long-awaited completion in the latter part of 2021.

Update No.1 (01/07/2021)

We are thrilled to share the exciting progress we have made on one of our current projects! House in Kingston under construction

We were thrilled to visit our project for a large extension and renovation of a detached house in Kingston and were delighted to see the progress being made. The construction works are moving at an impressive pace, and we anticipate the scaffolding being erected soon to commence the expansive loft extension. We will provide you with further updates in due course!

When we first arrived at the site during the early stages of the project, we were impressed by the scale of the plot on which the original detached house sat. In the 90s, an extension was added to the side of the house to create a utility area. However, upon closer inspection, it became evident that the built quality of this side extension left much to be desired, particularly in the case of its flat roof.

Taking into consideration the clients' feedback during our initial meetings, we carefully devised a design that prioritized their desire for a more spacious and open kitchen/dining/living area. To achieve this, we embarked on a thoughtfully planned extension at the rear and side of the property, ensuring that the front reception room and hallway were preserved in their original form. Additionally, we incorporated a utility area/boot room and a cozy study on the ground floor for added functionality.

Moving up to the first floor, we designed a side extension to accommodate a stunning new en-suite bathroom. And we went even further by undertaking a generous loft extension on the second floor, creating a luxurious new bedroom complete with an en-suite bathroom.

In addition to the transformations happening within the main house, we also provided a design to revamp the large garage into a vibrant playroom, complete with its very own convenience—a WC. The aim was to provide a space dedicated to amusement and entertainment for the whole family.

As we await the completion of this exceptional project, we are continuously amazed by the progress and the positive impact it will bring to our clients' lives. Stay tuned for further updates on this exciting project!

House in Teddington construction update

Our project for a ground floor redevelopment and rear extension to a 1960’s house in Teddington is progressing smoothly. Thanks to some well-placed alterations to the internal partitions and a thoughtfully designed rear extension, the space now exudes an incredible sense of vastness compared to its previous layout. The transformation is truly remarkable.

The journey with this client began in 2020 when they approached Square One Architects with a vision to extend the ground floor of their 4-bed terraced house in Teddington. Having been built in 1964, the property held a special charm that the client wished to preserve and enhance. We made sure to take this into account as our design unfolded.

One of the key elements of the project involved eliminating the non-original conservatory, constructed in the 1980’s, and replacing it with a solid extension that seamlessly integrated with the rest of the house. This new addition serves as a glorious sunroom, radiating warmth and providing a serene retreat for the homeowners. Moreover, the removal of internal walls and partitions allowed us to create an open plan kitchen/dining area, further enhancing the sense of spaciousness and flow.

In the pursuit of maximizing natural light, a keen desire of our client, our design embraced the abundant use of large, glazed surfaces and a generously proportioned skylight.

As the project continues to unfold, we will provide further updates on the progress made and the exciting new features that will soon grace this transformed home. Stay tuned for more!

Construction of an extension to a house in Raynes Park has started

The construction of our project for a ground floor rear and loft extension in Raynes Park has started. The project includes some significant internal alterations to an existing semi-detached house. More images to follow.

raynes-park-extension-external.jpg

This project for a three-bedroom semi-detached house in in Raynes Park comprised a ground floor rear extension and the loft extension plus number of internal alterations.

The clients first approached Square One Architects in 2018. The initial brief was for a rear extension that would include the larger open plan kitchen and dining area and a new, more private living space. The client’s wish list also included a small private study and a ground floor guest WC. The client also requested a new utility space at ground floor level with a washing machine and a sink.

At second floor level the client wanted to make use of their loft space by extending to the rear to form a new master bedroom and en-suite bathroom.

Square One architects was involved with the project from the very beginning. We helped the client designing the perfect space to match their needs and obtaining planning and building control approval. This project was the perfect example of how a strong and positive professional relationship between client and architect can help producing great design.

As usual we carried out a detailed analysis in terms of daylight intake and prepared precise artificial lighting layouts. The study area was placed towards the rear of the extension, with the option of making it part of the open plan or closing it with a sliding door. The same approach was used to the front reception room where a set of large sliding doors provides the options to keeping the spaces opened or more private.

As usual Square One Architects’ drawings also formed part of the contract and this allowed the contractor to provide a detailed quote.

Construction started in late 2019 and is now well underway. The final project pictures will follow shortly.

Rear extension in Hampton under construction

We recently visited the construction site of our project for a rear extension to a large detached house in Hampton and we were impressed by the quality of the open space and the amount of daylight received internally. The project is well underway, and we will shortly share the final pictures.

extension-hampton-under-construction.jpg

We recently went on site to see the progress for this large rear extension to a 1930s detached house in Hampton.

The existing house featured a non-original conservatory to the rear that did not address the client’s requirements. Our initial brief included the construction of a six meters rear extension that would include the kitchen, dining and sitting area. The project would also include a utility room a coat storage and a small guest WC.

The client had several other requirements, in particular the kitchen needed to have its own character and the overall architecture of the extension would have to reflect any changes in the internal layout. Another requirement was for a flush threshold between the inside and the outside in order to have a seamless transition between the new indoor space and the rear garden.

In order to provide a specific character to the kitchen it was agreed with the client to split the rear extension into two sections with the first one characterized by flat roof and the second one, above the kitchen, characterized by a pitched roof. This created an interesting rear elevation that reflected the changes in the internal layout as per our client’s request.

The project obtained planning approval in early 2019 and after that we worked with the client in order to achieve a fully detailed tender package that would be priced by several contractors. The winning contractor started works in late 2019 and the project is now almost completed.

Our site and confirmed that the strategy of having two separate roof construction types created an impressive space that feel bright and spacious, with its own strong character and with incredible views on the beautiful rear garden of the property.

Loft extension in the Hampton Conservation Area: new video under construction

We recently visited our project for a loft extension in a Conservation Area. This video shows the transition between the new stair to landing to the new master bedroom and en-suite.

hampton-loft-extension.jpg

The client approached Square One Architects in 2018 with the specific brief for their three-bedroom semi-detached house in the Hampton Village Conservation Area.

The intention was to use the loft of their property as a new master bedroom with an en suite. The room would take advantage of some very interesting views to the rear towards the Hampton Water Works and unobstructed daylight.

Given the fact that the property was in a Conservation Area, we suggested the client to go through a pre-planning procedure in order to obtain an informal feedback from the Council.

This was very useful, and it helped inform a second iteration of the design that included a mansard roof and two smaller lead dormers that was deemed to be more in keeping with the existing property and the character of the Conservation Area in general.

The original stair of the property, connecting the ground floor and the first floor, was very steep and its head height was already quite limited. One of the challenges of this project was to design the new stair contacting the first floor and second floor without further compromising the already limited head height at first floor level. Thanks to a very precise 3D model we managed to foresee the exact dimensions of the new stair in relationship to the existing one and this helped tremendously our communication with building control and the stair’s supplier before and during construction stage.

This loft conversion video was taken around the end of the construction process. The room feels bright and spacious and take advantage of the generous amount of daylight from the two new windows to the rear and two large skylights installed at the front of the property. The new bathroom was installed within the eaves of the roof and it is naturally lit by one further skylight facing the front of the dwelling.

More images to follow soon.

Loft extension in the Conservation Area in Hampton Village

Check out our new video of a loft extension project in Hampton Conservation area. See the construction progress and attention to detail as the extension comes together. This addition includes a spacious landing area, a beautiful master bedroom, and a luxurious en-suite bathroom. Watch as this empty space is transformed into a modern yet charming design.

The client initially approached Square One Architects back in 2017 with the exciting project of extending their charming 3-bed semidetached house in Hampton. This property, situated within the Hampton Village Conservation Area, held great potential for an expansion. With a vision to create a spacious haven, the client specifically wanted to extend the loft area to craft a master bedroom complete with an en-suite bathroom.
Upon examining the property, we discovered that it already featured an existing gable roof, which conveniently provided an internal height of approximately 2.8m. This height proved sufficient to accommodate our proposed loft extension, sparing us the need for major alterations to the ceilings below. With this positive starting point, we engaged in extensive discussions with the client regarding the planning strategy for their renovation.
Considering the property's location within the Conservation Area, we mutually agreed to take a proactive approach by submitting a pre-planning application. This strategic move allowed us to seek preliminary feedback from the Council, ensuring our design aligned seamlessly with the neighborhood's rich architectural heritage. By involving the local authorities early on, we could streamline the planning and approval process, thus reducing potential delays.
To optimize space utilization within the property, we strategically positioned the new staircase for seamless connectivity between the first and second floors. By aligning it with the existing stairway, we minimized any unnecessary loss of space at the first floor level. This thoughtful design solution ensured that the loft extension harmoniously blended with the existing layout, enhancing both practicality and aesthetic appeal.
At Square One Architects, we pride ourselves on crafting solutions that not only cater to our clients' desires but also effectively navigate local regulations. This project in Hampton embodies our commitment to preserving the architectural integrity of heritage areas while tastefully elevating the living experience for homeowners.

Loft extension in Hampton Village under construction

This afternoon we visited our project in the Hampton Village Conservation Area to monitor the contractor’s progress on site and we were very pleased to see how well it is coming along!

This loft conversion will provide the family with an additional bedroom with an en-suite and storage as well as a new study space. Due to the location of the property within the conservation area our design is intentionally subtle so that it sits subserviently within the special architectural character of the area. Without the ability to place large dormers and extensions, we instead had the opportunity to play around with characterful dormers and flush roof lights to create a dynamic internal environment for our clients which not only provides them with new accommodation space but also fits within the context of the area.

This allowed to obtain planning approval without causing any delay to the overall process. Similar solutions were used in other projects elsewhere with great success.

You can also see a video of the interiors of the loft extension whilst being built by clicking here.

We look forward to seeing the final images of the project and will update this blog post as soon as these become available!

A-Frame Extension Nearing Completion in Hampton

Our project in Hampton is making great progress on site. This morning we visited to check in on the contractor’s progress and we were very pleased to see the crisp apex window detail installed!

hampton-extension-external.jpg

Our project for in A-frame extension to an existing semi-detached house in Hampton is now well under construction.

The bi-fold doors and gable windows, two of the main features of this extension project, have been delivered on site and installed and they look great.

The picture above was taken in a very special moment of the construction process. At this stage it is usually obvious whether what has been designed reflects what has been built and we were very pleased to confirm that the Architects and Clients' vision was successfully delivered.

The configuration of a pitched roof and a vaulted ceiling, along with bi-fold door and gable windows, is optimal to maximize the views whilst retaining the traditional flavor of a sloped roof that relates visually to the existing character of the property.

The large width of this extension (that technically is part rear, part side extension) allows to open the views over the rear garden.

The large bi-fold doors can be fully opened guaranteeing a high degree of ventilation when necessary.

We are very pleased with the results so far and look forward to seeing the project finished.

Rear extension in Hampton Hill

Works for a rear extension in Hampton Hill are under way. The extension includes a flat roof rear section and a pitched roof side-return.

This blog entry refers to our project for a rear extension on a terraced house in Hampton Hill, for our project of a rear extension to a semi-detached house in Hampton Hill click here.

Hampton-hill-rear-extension-under-construction.jpg

The project is an excellent example of a rear extension built under permitted development for larger home extensions.

This 2017 project included a ground floor rear extension and side return to a 3-bed terraced house in Hampton Hill. The project also included a loft extension to form an extra bedroom and a new bathroom.

Following an initial design meeting it was decided to relocate the kitchen area to the existing dining room and se the new bright extension as a new dining and sitting area.

During the schematic design phase, we agreed with the client to have a pitched roof for the side return and a flat roof for the rear extension. A large window was in correspondence of the rear extension to form a window seat serving the dining table.

The schematic design also included a daylight analysis that informed us of the optimal size and location of doors, window and skylights above both the rear extension and the side return section.

The design was discussed with the clients and the planning officer and it was agreed to submit a prior approval application for a larger home extension. The application was approved in April 2018 and allowed the project to proceed to the next stage, Detail Design.

During this phase we defined with the clients several details like finishes, artificial lighting etc… and we also liaised with Building Control and the Party Wall Surveyor. This allowed to start construction shortly after.

A-frame extension in Hampton

Today we visited one of our projects currently under construction in Hampton with a very interesting A-frame structure. More pictures to follow!

hampton-extension-under-construction.jpg

Our projects for an A-frame home extension in Hampton has started.

We visited the site recently and were impressed by the dramatic volume that the new structure is outlining.

The picture above shows the steel structure forming the gable window and the large opening for the bi-fold doors.

Part of the complexity of the project from both a structural and an architectural point of view was the interrelationship between the new steel structure and the existing masonry fabric that included the original 1930’s structural brick walls and a non-original flat roofed extension that can be seen in the picture above on the left hand side.

In order to form a new large opening between the existing house and the new extension, the structural engineer specified a large picture frame structure that included top and bottom beams and two steel columns.

As Architects we had the responsibility of understanding exactly how the new structure would relate to the existing fabric of the house and providing creative solutions regarding the interconnection of the structure to the other architectural elements including the roof tiles, insulation, waterproofing and internal finishes.

This project was rather challenging from a structural point of view and we discussed this in detail in this post. Another blog post discusses the project’s development on many levels and its challenges from a planning perspective and can be seen here.

The project is now built, and final photos can be seen here.

Project in Hampton under construction

We were very happy to visit one of our ongoing projects today. This project involves a complex transformation of a lovely house from the 1930s. The house is located in Hampton. We are excited to see the impressive changes being made, which include adding extra space to the rear and side of the ground floor, redesigning the first floor in a careful way, and turning the loft into a stunning master bedroom.

The client came to us in 2016 with a request to expand their semi-detached house. They wanted a rear extension to create more space in their kitchen and dining area, with the added feature of bi-fold doors that would connect the indoors with the outdoors. In addition, they wanted to replace the entire ground floor with a new timber floor and stone tiles in the kitchen. Another aspect of their request was a new side extension that would house a utility room accessible from both the front and rear of the property. This utility room would serve as storage, hold a washing machine, dog equipment, and even a bicycle. The side extension would also include a convenient guest WC. Recognizing that the existing lighting was insufficient, the client asked us to design a new lighting layout that would meet their needs. Finally, the project would encompass a loft extension to be transformed into a spacious master bedroom with an en-suite bathroom.

Project in Hampton under construction

The ground floor extension depicted in the initial images showcases Square One Architects' intricate design approach for a grand detached 1930s house in the Hampton. The primary objective of the client was to fashion a vast, unobstructed area that seamlessly blends with the charm and essence of the original structure, transforming the space into a cohesive design.

hampton-extension-under-construction.jpg

The client approached us in 2017 with a project for an extension of their beautiful 1929 detached house situated in Hampton. The initial brief was to transform the existing conservatory into a stunning solid wall extension that would perfectly align with the house's current footprint. As part of this extension, we proposed the idea of opening up the east facing walls in the dining room, not only to enhance circulation throughout the ground floor but also to establish a captivating visual connection with the beautiful garden outside. Understanding our client's desire to brighten up the existing house, we dedicated ourselves to significantly improving its intake of natural daylight.
To further enhance the functionality of the house, we also designed a side extension, forming a brand new and invaluable utility room. Upstairs, our team focused on remodelling the existing family bathroom, elevating its overall design and functionality.

Porject in Hampton under construction

We are currently working on an exciting project in Hampton. Our team recently visited the site and we are happy to report that the construction is going well and our design is taking shape. We are documenting the progress and will share more images soon. Stay tuned for updates on this remarkable transformation!

The project at hand involves a transformation of the existing house, with various extensions planned on different levels. A rear extension and a side extension on the ground floor, and a loft extension are all part of the master plan. By strategically expanding the property, we aim to not only increase the overall square footage of living space but also incorporate much-needed utility areas. This holistic approach is set to enhance both the functionality and aesthetic appeal of the house, providing the homeowners with a thoughtfully designed and expanded haven to truly call home.

As usual, we paid exceptional attention to the spatial design with respect to the infusion of natural lighting. In line with our commitment to creating remarkable spaces, the planned extensions will showcase an integration of generous skylights. The addition of these strategically placed skylights will not only allow an abundance of natural light to flood the area but will also elevate the overall atmosphere, amplifying the sense of spaciousness and creating a truly captivating ambiance.

Project in Thames Ditton under construction

We had the pleasure of conducting a site visit to one of our ongoing projects in Thames Ditton. This particular endeavour involves the comprehensive transformation of a first-floor flat and the ingenious conversion of the property's loft into a luxurious master bedroom. We cannot wait to share more images of this project with you in the near future!

The client initially approached Square One Architects in 2017 with a request to design a roof conversion and make internal alterations to their 1950s 2-bed semi-maisonette located in Thames Ditton. In order to create a more spacious and interconnected atmosphere, we devised a revised layout on the first floor by removing an existing partition wall, resulting in the creation of an open-plan kitchen/living/dining space. To connect the ground and first floor levels, a new stair was also proposed, which led to the loft space. The new stair reduced the usable area in one of the bedrooms, transforming it into a practical study area.
Recognizing the need for improved functionality, the project also involved enlarging the family bathroom. This was achieved by removing underused built-in cabinets, optimizing the space available.
Moving onwards to the roof level, we designed a truly remarkable addition - a spacious master bedroom with a shower room. To bring in ample natural light, skylights were incorporated, enhancing the ambiance of this unique area.
By carefully considering the client's requirements and incorporating innovative design solutions, Square One Architects successfully provided a roof conversion and internal alterations that not only improved the functionality of the space but also enhanced its overall aesthetics.

House extension in East Sheen

Our house extension project in East Sheen is progressing well. The external construction is finished, and we are impressed with the new spaces. The extension is spacious and blends seamlessly with the existing structure. In the back of the house, there is a large kitchen/living dining area where residents can gather. A guest area has also been added to provide a private retreat for visitors. Upstairs, a new bedroom in the loft offers a peaceful sanctuary. We have paid close attention to detail demonstrating our dedication to exceptional architectural design.

The client for this project initially approached us in 2017 with the idea of extending their 4-bed semi-detached house in East Sheen. In 2015, the client had obtained planning approval to build a single storey side and rear extension with a double storey corner infill to square off the first floor. However, they were not entirely satisfied with the layout produced by another firm, which led them to seek alternative options from Square One Architects.
Our innovative proposals went beyond the initial plans by extending the house further to the side, taking advantage of the sizable gap between the existing side of the property and a garden wall nearby. This extension not only maximizes the available space but also incorporates a self-contained flat that would serve as a comfortable living area for the client's relatives. Additionally, this versatile room could double as a playroom, creating a flexible and multifunctional space.
To further enhance the living area, we also included a loft extension in our design. This loft extension would add an extra bedroom and bathroom to the existing layout, providing additional functionality and allowing for the growing needs of the client's family.
By incorporating these additional elements, our design aims to meet the client's desires for expanded living space while also ensuring a seamless integration with the existing structure. Our team at Square One Architects is excited to bring this vision to life and provide a space that beautifully accommodates the client's needs for years to come.

Construction starts for a project in Hampton

We're very excited to let you know that the construction of one of our projects for a loft extension in Hampton, is progressing well! Our team of architects has been working extremely hard to make this vision a reality, and we're thrilled with the progress the contractor is making.

The client approached Square One Architects in early 2017 with an exciting project in mind. They were looking to convert and extend the loft of their terraced house in Hampton to create additional living space. Specifically, their goal was to achieve two small bedrooms and a bathroom with a shower. Recognizing the potential of the loft, we immediately started discussing various types of loft extensions that could cater to their needs. One option that caught their attention was an "L-shaped" rear dormer roof extension. This particular design would not only maximize the existing footprint of the house but also provide ample space for the desired amenities.

Once we received approval for the project, our team at Square One Architects focused on the detailed design phase. This important stage allowed us to carefully address all the legal requirements and make sure we followed building codes. Through thorough research and planning, we created clear instructions that translated our design into guidance for the builders. We paid attention to every detail to provide precise specifications, materials, and construction methods for a successful project. This phase was the connection between our vision and the actual construction, making sure we followed all the rules and standards.
